Yes — and working with your own REALTOR® doesn't change the price you pay or get you a worse deal. Builder sales agents work for the builder, not you. Bringing Phil gives you independent representation to negotiate upgrades, review contracts, and protect your interests. How the buyer's-agent commission is handled is part of the agreement, and Phil explains it before you sign anything.
What new construction communities are near League City TX?
Active builder communities include Legacy, Westland Ranch, and Coastal Point in League City (CCISD); Legacy and Friendswood Trails in Friendswood (FISD); Massey Oaks and Alexander in Pearland (Alvin ISD); Peacock Isle in Dickinson (Dickinson ISD); Toll Brothers at Midline in Webster/Clear Lake (CCISD); and Valencia, Pomona, Meridiana, Del Bello Lakes, and Avellino in Manvel (Alvin ISD). New construction starts as low as the mid $250s at Avellino in Manvel (KB Home). Westland Ranch in League City starts from the $270s. Manvel and Pearland communities (Meridiana, Pomona, Massey Oaks) typically run from the low $300s to high $400s. League City CCISD communities (Legacy, Coastal Point) start in the high $300s to $400s. Friendswood FISD new construction starts from the $400s to $600s. Lot premiums, elevation selections, and design center upgrades all add to the base price.
How long does it take to build a new home?
Quick move-in spec homes can close in 30–60 days. Standard production builds take 4–6 months from contract. Semi-custom builds with your selections take 6–9 months. Custom homes on your lot run 10–14 months or more. Phil monitors your timeline and attends all key build milestones.
Can I negotiate on a new construction home?
Yes — builders rarely reduce base price but regularly offer incentives: free upgrades, closing cost contributions, preferred lender rate buydowns, or appliance packages. Leverage is highest at quarter-end when builders need to hit sales targets. Phil knows which builders are negotiating and when, and he has existing relationships that typically produce better outcomes than going in alone.
