You've Earned This Benefit.
Let's Make Sure You Use It Right.

The VA loan is one of the most powerful home buying tools available anywhere — $0 down, no PMI, competitive rates. Most veterans leave money on the table simply because they don't have an agent who understands how to use it.

What You've Earned

The VA Loan Advantage — By the Numbers

The VA home loan benefit isn't just a program — it's a competitive edge that most veterans significantly underutilize. Here's what it actually gives you.

💰
Down Payment Required
$0
Full purchase price financed with no down payment required for eligible veterans with full entitlement. Conventional loans typically require 5–20% down.
🚫
Private Mortgage Insurance
No PMI
PMI can cost $100–$200+ per month on a conventional loan. VA loans eliminate it entirely — that's real money back in your pocket every month.
📉
Interest Rates
Below Market
VA loans consistently carry lower interest rates than conventional loans — typically 0.25%–0.5% lower. On a $400K loan, that's thousands saved over the life of the mortgage.
🔄
Benefit Usage
Reusable
Your VA benefit isn't single-use. As long as you pay off or sell the previous home, entitlement is restored. You can use it again and again throughout your life.
📋
Credit Requirements
Flexible
The VA doesn't set a minimum credit score — lenders do, and they're typically more flexible with VA loans than conventional. Credit challenges don't automatically disqualify you.
🛡️
Seller Protections
Built In
VA appraisals include minimum property requirements that protect you from buying a home with major deficiencies. The VA works for the veteran — not the seller.
Know Your Benefit

The Questions Every Veteran Should Ask Before Buying

The VA loan has nuances. Know these before you start — they affect your strategy.

What's the VA funding fee and who pays it?
The VA funding fee is a one-time fee (typically 2.15% for first-time use with $0 down) that replaces the mortgage insurance conventional borrowers pay monthly. It can be financed into the loan. Veterans with a service-connected disability rating are exempt from the funding fee entirely.
Can I use my VA benefit if I still have a VA loan on another property?
Yes, in some cases. If you have remaining entitlement, you may be able to use a second VA loan. The calculation depends on your current loan balance, the county loan limit, and whether you've restored entitlement. We'll run this before you commit to anything.
Do sellers in this market resist VA offers?
Some sellers have misconceptions about VA loans — longer timelines, stricter appraisals. A well-prepared VA offer with an experienced agent can win against conventional offers. I know how to present VA offers so sellers take them seriously.
What does the VA appraisal mean for negotiations?
If the VA appraisal comes in below the purchase price, you have options: negotiate the price down, pay the difference in cash, or walk away. The VA appraisal protects you — you can't be forced to pay more than appraised value without a choice.
Can I use BAH (Basic Allowance for Housing) to qualify?
Yes. BAH is considered non-taxable income, and lenders typically gross it up by 25% for qualifying purposes — meaning your BAH goes further toward your debt-to-income ratio than the same dollar amount of taxable income would.
How do I get my Certificate of Eligibility (COE)?
Your COE confirms your entitlement and is required before you can use the VA loan. It can be obtained through the VA website, your lender (many can pull it directly), or through a VA-approved agent. We handle this early in the process so nothing slows you down.
What property types qualify for a VA loan?
Primary residences only — single family homes, townhomes, condos (VA-approved), and some multi-family (if you occupy one unit). Investment properties and vacation homes don't qualify. New construction requires specific VA approval for the builder.
What if I've had a bankruptcy or foreclosure?
The VA has more lenient guidelines than conventional loans. Typically 2 years post-bankruptcy discharge and 2 years post-foreclosure — though timing and circumstances matter. Don't assume you don't qualify. Let's look at your specific situation.
From One Veteran to Another

I Didn't Just Study the VA Loan.
I Earned the Right to Use It.

Before I was a REALTOR®, I was an Army infantryman. I served for 9 years, achieved the rank of Staff Sergeant (SSG), and trained as an 11B — the tip of the spear. I went through Sniper School. I know what discipline, mission focus, and attention to detail actually look like under pressure.

I've PCS'd. I've packed up and reported to a new duty station on someone else's timeline. I know what it feels like to need housing figured out fast, in a place you've never lived, with orders that don't care about the real estate market.

When I tell you I understand military life — that's not a sales line. I lived it.

Buying with Military Timelines in Mind

Military life doesn't follow a standard real estate timeline. PCS orders, deployment windows, BAH transitions, and the possibility of a future move all affect the decisions you make today.

I don't just find you a house. I find you a house that makes sense given where your career and life are headed. That means thinking about resale from day one, proximity to Ellington Field and the NASA corridor, and neighborhoods that attract strong tenant pools if you ever need to rent it out.

The Houston Bay Area is home to a significant military and veteran community. League City, Clear Lake, and Friendswood are all within easy reach of Ellington Field Joint Reserve Base — and the communities are military-friendly.

📅
PCS Timelines
Military buyers often need to move fast. I can compress timelines without cutting corners — coordinating lender, inspection, and closing to match your reporting date.
📍
Proximity to Ellington Field
League City and Clear Lake put you within 15–20 minutes of Ellington Field Joint Reserve Base. I know which communities offer the best commute, schools, and resale.
🏠
Rental-Friendly Buying
If future orders take you elsewhere, you'll want a home that rents well. I factor in rental demand, HOA restrictions, and property management access when we look at every home.
💵
BAH Optimization
Your BAH is set for the Galveston County area. We'll find a home that maximizes what your BAH covers — so your housing benefit works as hard as possible for your family.
🔁
Entitlement Restoration
Already used your VA benefit on a previous home? Depending on your situation, entitlement may be restorable. We check this early — not after you've fallen in love with a house.
Client Story
Our house was on the market for over 6 months with a well-known big time agent — one offer, no strategy, just another listing. We met Phil, he pulled it, repriced it with a real plan, and we had a cash offer in 10 days. That's the difference an agent who actually works makes.
